摘要
施工组织设计是建筑施工组织的核心和灵魂,是对工程建设项目全过程的构思设想和具体安排,用来指导施工项目全过程各项活动的技术、经济和组织的综合性文件。
本设计名称为某小区住宅楼施工组织设计,结构类型主体选用地下1层地上12层框架剪力墙结构,总建筑面积为14937.84m2,建筑总高为49.75m。
根据房屋设防烈度、结构类型和房屋高度,该12层剪力墙结抗震烈度为7度,建筑安全等级为二级,设计使用年限50年,建筑耐火等级为二级。
本施工组织设计严格按照设计图纸、房屋建筑施工规范的要求,保证重点、统筹兼顾,根据施工现场的地质、地貌、气候等实际情况,结合施工力量和管理模式,本着以机械为主,人工施工为辅的施工方法,科学组优势,达一流品质,创优质工程的原则編制。本设计包括以下内容:工程概况、施工总平面布置、施工部署、基础工程施工方案、基础质量保证措施、主体结构质量保证措施、各种管道、线路等非主体结构施工措施、各工序的协调措施、施工安全保障措施、施工现场维护措施。

Summary
The construction organization design is the core and soul of the construction organization.It is a comprehensive technical,economic and organizational document for the whole process of the construction project,which is used to guide the activities in the whole process of the construction project.
The design name is the construction organization design of a residential building in a community.The main structure type is a frame shear wall structure with 1 floor underground and 12 floors above the ground.The total building area is 14937.84m2 and the total building height is 49.75m.
According to the fortification intensity,structure type and height of the building,the seismic intensity of the 12 storey shear wall structure is 7 degrees,the building safety grade is grade II,the design service life is 50 years,and the fire resistance rating of the building is grade II.
The construction organization design is prepared in strict accordance with the requirements of the design drawings and the building construction specifications,to ensure the key points and overall consideration,according to the actual conditions of the construction site,such as geology,landform and climate,combined with the construction force and management mode,in the principle of the construction method of giving priority to machinery and supplemented by manual construction,scientifically combining the advantages,achieving first-class quality and creating a high-quality project.The design includes the following contents:project overview,general construction layout,construction deployment,foundation engineering construction scheme,foundation quality assurance measures,main structure quality assurance measures,non main structure construction measures such as various pipelines and lines,coordination measures of various processes,construction safety assurance measures,and construction site maintenance measures.
