施工组织设计是办公楼工程施工全过程的核心指导文件，通过对项目施工技术、组织管理、资源配置及进度安全的系统规划，为工程高效推进提供综合性技术经济依据。本工程由南京都市商务投资有限公司投资建设，总建筑面积约 28600 平方米，建筑结构形式为框架 剪力墙结构。结合办公楼高规格、多功能、智能化的特点，编制本设计时重点涵盖项目管理架构搭建、施工总平面布置、关键分部分项工程（含幕墙、智能化系统安装）施工方案、质量创优体系、安全生产专项管理、绿色施工与节能措施、成品保护及现场协调方案等内容，突出科学性、针对性与可操作性，是保障工程优质、高效、低耗完成，满足商务办公使用需求的关键文件。关键词：办公楼施工 智能化施工 质量创优 绿色节能
Abstract (Office Building)
The construction organization design serves as the core guiding document for the entire process of office building construction. Through systematic planning of project construction technology, organizational management, resource allocation, and schedule safety, it provides comprehensive technical and economic basis for the efficient advancement of the project. This project is invested and constructed by Nanjing Urban Business Investment Co., Ltd., with a total construction area of approximately 28,600 square meters and a building structure of frameshear wall. Incorporating the characteristics of highstandard, multifunctional, and intelligent office buildings, the design focuses on establishing a project management framework, general construction layout, construction plans for key subdivisional works (including curtain wall and intelligent system installation), quality excellence system, special management for safe production, green construction and energysaving measures, finished product protection, and onsite coordination plan. Emphasizing scientificity, pertinence, and operability, it is a key document to ensure the project is completed with high quality, efficiency, and low consumption, meeting the needs of business office use.
