摘 要
工程量清单是由分部分项工程量清单、措施项目清单、其他项目清单、规费与税金清单构成。在招投标过程中，招标人根据工程量清单编制招标工程的招标控制价。在招投标阶段，招标工程量清单为投标人的投标竞争提供了一个平等和共同的基础；建设工程计价的依据；工程付款和结算的依据调整工程量、进行工程索赔的依据。增强招标过程的透明度，有利于正常评标；有利于引导投标方投标报价，避免投标方无标底情况下的无序竞争。
本工程是框剪结构，建筑功能为住宅。总建筑面积为21328.48平方米，建筑总高82.40米，总层数为三十一层，其中地下2层，地上29层；其中地下二层层高为5.45米；地下一层层高为3.85米；一至二十九层为2.80米；基础类型为阀板基础；设计使用年限为50年，结构安全等级二级，抗震等级二级，抗震设防强度7度；建筑耐火等级为一级，地下防水等级为二级。
本设计是结合相关规范，完成裕景花园4#工程量清单和招标控制价编制。主要内容有土建工程量计算、装饰装修工程量计算、工程量清单计价和招标控制价编制。本工程量清单汇总编制采用《建设工程工程量清单计价规范》(GB50500-2013)；套用《安徽省建筑与装饰工程计价定额（2009版）》编制综合单价分析表和清单计价表，再参考主要材料、机械和人工费的市场价，得到招标控制价。所得招标控制价为51566649.35元，其中分部分项工程量清单项目费用为22584776.15元、措施项目清单费用为3463062.98元、其他项目清单费用为1677652.69元、规费为1877451.81元、主材差价为19299440.80元、税金为2664264.93元。

Abstract
